Not surprisingly, the best time to sell your home tends to be when the weather gets warmer in your community. Of course, if you are in a perpetually warm client, like Miami, the beginning of the year is a great time to sell, but for climates like ours, here in Annapolis, Spring is the time to sell!
Research shows that the best time to sell your home is between mid-March to mid-April. Homes sold during this time sell 15 percent faster and for 2 percent more than the average home listing. This timing makes sense because most families like to make moves into new homes or new communities, after school has finished. They will be looking for a home in the Spring to move into during the Summer.
Also, Spring is a wonderful time to show off the curb appeal of your home. Flowers are starting to bloom, the grass is getting green and there are no brown leaves darkening your doorstep.
Other Factors to Consider
Of course, there are other factors to consider when determining the right time to sell your home. For example, the economic market also has bearing on the best home-selling times. If the financial markets are strong and consumer confidence is high, then selling during that time of the year would be ideal. Also, you need to consider supply and demand in your area. If the supply of homes for sale is low in your area, then it’s a great time to sell, regardless of the month of the year.
How long does it take to put a home on the market?
Once you choose a listing agent, like me, it can take a few weeks or more to get your home ready to go on the market. Your listing agent may suggest some home improvements that will allow you to sell your home for a higher amount. They may also suggest you clear out the clutter and stage your home to sell. A listing agent will also need to take photos, create your listing and publish it to multiple listing services. All of these tasks will take time, so you may want to start planning to sell a few weeks to a month prior to putting your home on the market.
