Hi, everyone! This is Rachel Frentsos with the Annapolis Fine Homes office of Long & Foster.
I though I would jump on here today because I had my first settlement last week that was completed from start to finish with the stay-at-home orders. I thought I would let you know how it looks different now, in the event that you or anyone you know are considering moving.
First and foremost, when it came to showing the houses, in order to narrow down the homes that my clients wanted to see in person, I did some Facetime showings. I would go by myself, walk through the house, and answer any questions.
Then, for the home that my buyers had serious interest in, we met and saw it in person. Of course, we had masks and gloves, and we stayed safely apart. They ended up finding a home they really liked.
The next step was to write the contract. We have been doing electronic signatures for awhile. We negotiated everything and got everything in writing from the comfort of our own homes.
Once they were under contract, the home inspector and the buyer went and did the home inspection. Right now, either the agent or the buyer can meet the inspector, just to make sure that as little number of people as possible are together in one place. Once the inspection was over, we negotiated online and came to an agreement with the inspection repairs.
The appraisers are either doing drivebys right now or desktop appraisals. Again, no need to be face-to-face with the appraiser. If they did need to access the house, they are able to go in and take a look on their own.
Then, to get to settlement, the title company asks only that the clients (the buyers and the sellers) go to settlement. They go separately, and they sign in their cars right now. So everyone is having as little contact as possible.
It was actually very seamless. Everyone stayed safe.
